How to Make Money in the Mobile Home Park Business

Although it has taken us literally thousands of pages to describe how to do due diligence and operate mobile home parks effectively, the general theory on how to make money with mobile home park investments could fit on the back of an envelope.

These are the few, simple steps to making money in mobile home parks.

I.              Buy a park in a big market.  It doesn’t have to be New York City, but you need to have a market that has enough size to fill vacant lots and push rents. A mobile home park in a tiny town suffers from few new move-ins and great danger from the employment trends of a couple of large employers. Also, you need prevailing two-bedroom apartment rents in the $700 or so range. If you are looking at a market with two-bedroom apartment rents of $295 per month – where is the affordable housing niche? The apartments, in that case, are already delivering affordable housing – so who needs mobile homes? And how can you push rents in that scenario?

II.             Stick to city water and city sewer, if you can.  If you can avoid private utilities, you can avoid huge potential capital calls. In the absence of private utilities, the worst capital expenditure you will be forced into spending is a few thousand dollars on pothole repair. But if you have a water well or packaging plant or lagoon, the overnight cash you might have to cough up could be $50,000 to $250,000.

III.            Never count any income but lot rent.  You can’t use any mobile home rentals, or note income, or laundry income in your calculations. Only lot rent. Period. Even if you are insist on trying to use it, your bank will stop you by turning down your loan.

IV.           Buy at a 10% cap rate or better. You should only get in the mobile home park business to make money. To make money, you have to put yourself in a position to do that. Buying parks at a 6% or 8% return is starting off behind the 8-ball. All you will do is, maybe, cover your mortgage. You will have no cash flow to reward yourself for all your time, effort and risk. And that’s just not a fair deal to yourself.

V.            Push rents. Relentlessly.  There is no better way to make money in the mobile home park business than to increase rents. Every dollar that you increase rents falls directly to the bottom line. And every dollar of rent you increase equals 10 times more in value. Increasing rents by $1,000 per month yields $120,000 in sales value enhancements, at a 10% cap rate.

VI.           Groom the park into a 20% cap rate.  If you push the rents by about 10% each year, it will take you only until about seven years to have doubled the rent. Can you push rents this aggressively? You bet. At $3,000 or so to move a mobile home, there is a huge barrier to moving out, so tenants will accept pretty much whatever you raise the rents to… within reason!

That’s the entire roadmap to success. It’s not complicated. It’s not hard to understand. Yet people are making errors on this strategy every day. In an effort to buy something quickly, many people will sacrifice their lives and buy a mobile home park that can’t possibly make the owner money even if it tried.

If you respect yourself, you have to hold your ground with our strategic deal points. If the seller won’t sell at a 10% cap rate – walk away from the deal. The same is true with all the other subpoints. Without the correct alignment, the park is going to be only a “tar-baby” that you can’t get rid of. And there is certainly no money in that.

Want to make a million dollars in the mobile home park business? Then don’t try and get fancy and violate all of the successful formulas that have come before you. Follow our plan, and you will have your best chance at winning.

This applies to the simplest human action, up to the most complex like organizing a nation or a country. No matter, how much had Alexander the Great studied history, he could not imagine that his name would be used to harm his nation and country. Based on his greatness he would certainly assure his origin, even if he had to write it down all the way while he traveled. He was a personality that he did not just live history, he made history.

Human beings as they live through the ages, their names are insignificant, but the greatness of some people mark history and add some greatness to human specie. The rest of the world is fond of resembling them and like to pay them some respect as the years go by. The scary part is when some of them try to steal identities as the years go by, depending on the luck of knowledge for its nation’s history. If Alexander the Great wanted to be known as “Macedonian†and not Greek, through history, based again on his greatness, he would say so, or even demand so. Give him some more credit than FYROM gives him. He accomplished amazing achievements that even today are difficult to repeat, but he missed to clarify that he was not exactly Greek? He did not speak of something that he was just too sure and he did not have to explain. Alexander the Great was Greek.

The opposite opinion about his origin is based on the parts that Greece was divided at that time, which is totally incorrect as all countries had divisions and smaller parts for their better organization; this does not mean that they were speaking of totally different countries. All those different areas were independent, but still parts of Greece.

Another view is based on the fact that FYROM uses the name of Alexander the Great just to open a way to Greece’s economy and gain some of Greece’s land. It   really resembles great scenario where the rich grandfather-Alexander the Great, dies and after a while too many grandsons claim his fortune by any mean. But his fortune belongs to history where all great men belong and it is a blasphemy to try to steal it.

But, the most terrifying is that the world is not reacting to this madness. What Egypt would say if someone found a secret origin of Pharaoh Ramses II that belonged to another country and that country claimed profits from Ramses II? What about the Napoleon I of France, if they made a story that while he traveled to another country, he had a secret marriage with children, would this be enough to give them a cut of its fame or legacy? Would you give them anything they claimed? Isn’t it frightening to try to defend your belongings by twisted stories?

So, what if that nation depends on false news and their own kind of  history, so what if they rose many generations with a lie, so what if they move fast and use the name “Macedonia†without the approval of Greece for too many years, this gives them the right to go on without any disturbance?

If the world gives so easily what a nation demands without proofs and when it is obvious that  political and financial causes are hidden and move the “gameâ€, then what the future will be for the years to come? All civilizations will have no support while facing strong political alliances with only target the profit.

The saddest of all, is that the world does not know who will be the next victim. Egypt’s Pharaoh Ramses II, France’s Napoleon I, Russia’s Ivan the Great? Who knows…everything is on sale when the world is not responding and forgets. But be careful, your turn might be next and be ready to loose your identity, as none will be by your side. Be quick and hide your heroes and legendary personalities.

How Canadians & Other Foreign Nationals Can Buy Homes in Florida

Well, the Canadians as well as other Foreign Nationals are back and buying homes here in Florida. I have met with several Canadians and showed them a lot of condos on the beach and the biggest questions have been:

1. What type of loans do we qualify for ?

2. What is happening with these high property taxes?

3. Should we use our own bank for the financing or a mortgage broker here in Florida?

1.) for the most part, Canadians buying 2nd homes here are treated pretty much the same as Americans.

If they have good credit, income and can prove sufficient assets in a Canadian bank then they qualify for fannie mae loans and the interest rate for a 2nd home. Down payments can be as low as 5–10%.

This means they can get 30 year fixed rate loans with great rates in the mid 6% range.

Foreign Nationals

If you cannot or do not want to supply all the paperwork required then you can qualify for a foreign national program.

Employment is verified by an accountants letter or income letter from an employer,

Assets are verified in foreign bank and converted to U.S. equivalent,

A credit letter from an international bank or 2 local credit letters from any creditors,

own payments (20-25%) are required and fixed rates are not available for any longer than 3 years and then they can lock in for the balance of 27 years.

You can use these programs to buy 2nd homes or rental properties. A visa is only required if it is a second home but not if it is an investment/rental property.

The above loan program is the foreign national programs and apply to people from any other country as well as Canadians

2. The property tax situation is improving since the values of properties has dropped tremendously in the last 3 years and this will also cause the assessed values of properties to decline as well. This means that the taxes will go down based on the new, lower values.

3. If you have access to a local mortgage broker in the city or state you are buying in you are much better off because instead of just having the rates and programs of 1 bank you have access to up to hundreds of lenders rates and programs. This allows you to shop rates and programs all in one place.

A Wine Lover's Weekly Guide To $10 Wines - A Mondavi (California) Cabernet Sauvignon

This article reviews an inexpensive California wine from the recently deceased wine giant Robert Mondavi who to a large extent put California on the international wine map. If you intend to become a wine professional you should consider the Robert Mondavi Institute (RMI) for Wine and Food Science at the University of California, Davis. We are too old for that sort of thing but not too old to enjoy his wine, at least in this price range. One day we may taste an example of his $100 Cabernet Sauvignons, but we won't be reporting on it in this column. For now, let's see how the company's $10 wine does. By the way, you may be able to find this wine in the United States for considerably less than $10.

Wine Reviewed Robert Mondavi Woodbridge Cabernet Sauvignon, California, 2007 13.5% alcohol about $10

Let's start by quoting the marketing materials. Tasting Note: Deep garnet red; wild red berry and cassis aroma; fresh fruit flavor, balanced wine, soft tannins, good quality, easy drinking. Serving Suggestion: Serve with grilled meats. And now for my reactions.

The first meal consisted of slow-cooked beef ribs and potatoes with fresh red pepper slices. First I had a few sips to get me started. The wine was round and so were the tannins. I tasted dark fruits, in particular black cherries. This Cab was fairly long showing a good acidic balance. In the presence of the meat this wine became even rounder. It enveloped the potatoes. The red pepper rendered the wine more acidic, but not unpleasantly so. Some Harissa (a Turkish hot pepper sauce) intensified the Cabernet Sauvignon's flavors; dark became darker and I don't mean that negatively.

As you may be aware, I enjoy trying somewhat unusual wine and food pairing combinations. I had every intention of trying this wine with a chicken dish. And in this case, I had permission from headquarters. The back label starts with the following sentence: "Our Cabernet Sauvignon's spicy dark fruit character, with a velvety smooth finish, is delicious with grilled or roasted meats, - even chicken!" I tasted this wine with chicken in a soy and onion sauce accompanied by roasted eggplant doused with garlic, and French fries in garlic and rosemary. The wine was tannic. I tasted oak. The black cherry and plum flavors were powerful and yet did not destroy the chicken. This liquid delight was actually chewy. The oily eggplant (I'm not complaining) rendered the wine more acidic but the combination worked well. But let's be fair, the wine and chicken didn't mesh.

My final food pairing involved beef stew, carrots, and potatoes. There was great balance of acidity, fruits, and tannins. I got some oak with dark fruits, mostly black cherries and plums. The wine was nice and long, meaty and chewy.

I ended the bottle with two local cheeses. In the presence of a nutty, mild Provolone the Cabernet Sauvignon retained most of its characteristics but didn't meld well with the cheese. A marbled, yellow and orange Cheddar cheese flattened the wine.

Final verdict. This Cabernet Sauvignon is definitely a winner with hearty beef dishes. I'd buy it again and again. And I'd like to do a vertical tasting, comparing Mondavi Cabs up the line.
